Are mortgages available?

You cannot raise a mortgage on any property bought off plan at the moment, but the Egyptian Government is considering changing the law to make his possible. It may be possible to raise a mortgage on a property which is complete.

Is there a rental market?

The majority of property owners in Sharm rent their properties out when they are not using them. This can be managed either by the Resort the property is purchased from, by a Real Estate agent or by yourselves.

Do I need a visa?

Tourist Visa: is usually valid for a period not exceeding three months and granted on either single or multiple entry basis.

Entry Visa: is required for any foreigner arriving in Egypt for purposes other than tourism, e.g. work, study, etc. The possession of a valid Entry Visa is needed to complete the residence procedure in Egypt.

Will I need a Lawyer?

How does the buying process work?

• Check the registration status of the property and review of title documentation
• Check if there are any pledges or mortgages registered on the property. Under Egyptian law, mortgages and pledges are recorded on the property itself and are not affected by the transfer of the title.
• Ensure that all real estate taxes levied on the property are fully paid.
• Drafting and bilingual comprehensive sale and purchase agreement.
• Registration of purchaser's title, the registration of the title is the second phase required under the Egyptian law to transfer the title from the seller to the purchaser.
